Real Estate Market

The governor has issued a new order to Stay Home, Save Lives. As real estate market professionals, we are considered an essential business in order to stimulate the economy. If you need to sell or purchase a home, we will have several safeguards set in place to keep us and our clients safe.

How We Will Protect You?

Sellers

  • We can provide, at no additional cost, a professional video tour of your home. This allows buyers to see your home without actually coming inside.
  • We can require that buyers view the video first and then make an offer contingent on seeing the home in person
  • Documents can all be signed online.

Buyers

  • If you do not want to walk through a home, we can offer to do a virtual tour for you. We can do a live video, Facetime, and/or take pictures for you.
  • When walking through a home, we will sanitize any surfaces that we touch, both on our way in and our way out.
  • We encourage you to only let us turn on any lights or open any doors.
  • We can make an offer contingent on viewing the property, that way you are only walking through a home once you are in contract.
  • Also, we will keep a distance of at least 6 feet.
  • OREF has created a new form for COVID-19 to extend timelines in a transaction if necessary, due to illness of any parties. This ensures that buyers will still be able to receive their earnest money back if the transaction is terminated and help create a stress-free transaction.
  • Documents can all be signed online.

Real Estate Market In A Pandemic

From everything that we have read recently, housing prices are not expected to drop much, if at all. In a pandemic situation, what typically occurs is that the number of real estate transactions declines sharply during a pandemic. But overall prices are not significantly affected.

When the pandemic is over, the real estate market recovers quickly. Previous pandemics have basically put the real estate market on pause. Given the already low inventory and low-interest rates, prices are not expected to change much this year.

So, if you or someone you know is interested in buying a home and want to take advantage of the current low-interest rates, now is still a great time to buy or sell.
